What to bring to complete the loan application for a PURCHASE

(if you are unable to find some items, bring what you can, we will get the rest later)

What to bring to your appointment (Please Do Not Staple items):

  • Last 2 months of bank statements for every account,
    ALL NUMBERED PAGES, EVEN IF BLANK, NO Screen Prints
     
  • Copies of stock/401k's/IRA's for last quarter, ALL PAGES.
    ALL NUMBERED PAGES, EVEN IF BLANK, NO Screen Prints
     
  • Copy of purchase and sale agreement, if you have it.
     
  • Divorce papers and Child Support orders (if any).
     
  • Bankruptcy papers (if any).
     
  • Driver's licenses and Social Security Card.
     
  • Copy of earnest money check AFTER it clears the bank.
     
  • Homeowner's insurance agent's name and phone number
     
  • $30.00 for credit report, Check or Credit Card accepted. You will receive a copy of it.
     

For W-2 Borrowers

  • Copy of last two (2) years of Federal Tax returns and w-2's or 1099's.
    ALL PAGES AND ALL SCHEDULES, we do NOT need your state returns.
     
  • Copy of last 30 days of paycheck stubs.
     
  • FAX number for each employer's Human Resource Department, so we can fax verification of employments to them.
     

For Self Employed Borrowers

  • Copies of your last three (3) years of Federal Tax returns and w-2's, 1099's,  K-1's, 1065, 1120(s)
    ALL PAGES AND ALL SCHEDULES, we do NOT need your state returns.
     
  • Current profit and loss statement Year to Date, signed and dated.
     
  • Name and phone number of CPA.
     
  • Proof you have been in business at least 2 years, business license.
     

If you own rentals

  • Copies of current rental agreements.
     
  • Copy of insurance statement
     
  • Copy of property tax bill
     
  • Copy of HOA, if any
     

Other items

  • Name and phone number of landlords for last 2 years or
     
  • 12 months of cancelled rent checks, front and back.
     
  • INS Documentation (originals)
     
  • For Veterans:  Copy of DD214
