Best Time To List or Buy a home?

When is the best time to buy a home or list a home?

Although I am not a licensed Realtor in Idaho, I quite frequently get asked this question, when should I buy or when should I sell.

Now on the buying side, a person should purchase a home as soon as they are ready, the benefits of being a homeowner, appreciation, return on your investment can't be stressed enough.  But when can you potentially get the best deal on a house.  Well in Ada & Canyon County, statistically speaking, you can get the best deals Early Winter.

The chart below is a 5 year history showing the average asking price and how much the actual sold price was below.

Based on statistics, home sellers are more likely to take less than their listing price in early winter.   (Red Arrows)

But starting around March of each year, sellers are less likely to reduce their purchase price.

And now for selling a home, starting in March and peaking around the April, May, June is the prime time to sell a home and get your asking price. (Purple Arrows)
