What a FHA Appraiser looks for

If you're buying a home with an FHA loan, the property will need to be appraised by an FHA appraiser. The purpose of the appraisal is to ensure that the property meets the minimum standards for health and safety set by the Federal Housing Administration (FHA). In this blog, we'll take a look at what an FHA appraiser will be looking for when appraising a home that is being purchased.

  1. Property Condition The appraiser will evaluate the condition of the property to determine whether it is safe, secure, and habitable. They will look for things like a sturdy roof, functioning windows and doors, and an intact foundation. Any issues with the property that could pose a health or safety risk will be noted in the appraisal report.
  2. Home Improvements The appraiser will evaluate any home improvements that have been made to the property. This includes things like renovations, additions, or repairs. The appraiser will determine whether the improvements are of a quality that justifies the increase in the property's value.
  3. Square Footage The appraiser will measure the property's square footage to ensure that it meets FHA guidelines. The property must be at least 500 square feet and have at least one bedroom.
  4. Electrical and Plumbing Systems The appraiser will evaluate the property's electrical and plumbing systems to ensure that they are functioning properly and are up to code. They will look for things like working outlets, functioning light switches, and a water supply that is free of leaks.
  5. Heating and Cooling Systems The appraiser will evaluate the property's heating and cooling systems to ensure that they are functioning properly and are up to code. They will look for things like a functioning furnace, air conditioning, and ventilation.
  6. Pest Infestations The appraiser will look for signs of pest infestations, such as termites or rodents. If there is evidence of an infestation, the appraiser will recommend that it be addressed before the sale can proceed.
  7. Appropriate Zoning The appraiser will ensure that the property is appropriately zoned for residential use. They will look at the property's location and the local zoning ordinances to make sure that the property is in compliance.
  8. Health and Safety Hazards The appraiser will identify any health and safety hazards on the property, such as lead paint or asbestos. They will recommend that these hazards be addressed before the sale can proceed.

An FHA appraiser will be looking for a variety of things when appraising a home that is being purchased with an FHA loan. By understanding what an appraiser will be looking for, you can ensure that your property meets the minimum standards set by the FHA and avoid any delays in the sale process.
