The Best News in MONTHS:

Idaho Housing has announced a GREAT new program that has NO Mortagage Insurance, that right NO MI, ZIP.  and the rates are spectacular.

As an example a FHA loan, for $100,000 will have a PIMI payment (not including taxes and insurance) at 3.75% of $544.78.

AND FHA requires 3.5% down payment

Under the New Idaho Housing Preferred Program, the same house, PI payment with a rate of 4.26% will be $480.00 or a monthly savings of $64.35 per month!!!!!

AND This program only requires 3.0% down payment!

AND!!!!!!!!!!!!!!!!!!

For those people who have a FICO score over 680,  they can utilize IHA Good Reward 2nd loan to cover the 3% for the down payment!!!!!!!!!!!!!!!

This is truly a GREAT program!

Rates

Well all of the economic news that has come out this week, about the US has been good to great!  So technically rates should start creaping up.  BUT thank God for the European Union and their mess over there.  With Greece still in shambles and Italy still stinking, rates have still remained low.  I have even heard one trader say that the EU mess could keep rates low through 2013!

Treasure Valley Real Estate Date

Last month was another pretty good month for Real Estate.

Sold Homes in Ada County was up 5.1% over 2010, which 2010 was up 8% over 2009, which was up 7% over 20080.  SWEET!

Sold Homes in Canyon County was up 5.4% over 2010, which 2010 was up 15% over 2009, which was up 14% over 2008.  SWEET!

And although sale price was down, December 2011 vs. December 2010, price was only down less than 1% for Ada County.  And for Canyon County, it was less than 2% decrease.  SWEET!
